Brew, assuming you really want to purchase this lot,
you don't need a private detective. You just need a
real estate broker, local attorney or even a property
accountant to check on valid title and back tax status
of the property. Some of these lots in rural areas
have gone 10-15 years without paying back taxes...and
all the taxes are due at time of sale.

Check some philippine websites and see if the asking
price is reasonable for the lot. If your not there in
person, then your wife can do most of this homework
for you, including taking photos of the property and
emailing them to you.

Make sure you all decide who pays back taxes. Also
the BIR tax will be abot 7.5% of purchase price.
Usually with a foreigner involved the seller like to
get you to pay for everything. But if back taxes are
involved, the seller should pay for this out of the
agreed on purchase price. Have everything stated in
writing in the "contract to sell".

An attorny can act as escrow agent in this
case...holding the title until back taxes are
paid by the seller. And then moving forward with
purchase payment after back taxes have all been paid.
Good Luck with the purchase. be patient, as nothing
moves quickly and protect yourself by getting
everything in writing!
